Real estate site selection, starting from a description of the site
GeoSpectre finds candidate sites across a market from a plain description of what you need, shows what is around each one, gives a first read on its zoning in the largest US cities and models the deal with your own numbers. The shortlist, the analysis and the presentation stay in one workspace. Plans start at $49 a month.
How it works
- Describe the site: size, use, what it should be near
- Candidates across the market are mapped and measured
- Compare surroundings, zoning and your financial model
- Present the shortlist and keep watching it
Searches you can run
- Open land beside a highway exit with no buildings on it yet
- Corner lots on main roads with parking in front
- Vacant parcels near the rail station
Write the search the way you would brief a colleague. There is no fixed list of things to pick from.
What it can see from above
- Open land, existing buildings, parking and access roads around each site
- Size and shape of a site, measured from its outline
- What is nearby, from anything mapped in OpenStreetMap, queried live
- The dated picture behind every finding, so you know how current it is
What it cannot tell you
- Traffic counts or footfall at a site
- Lease terms, asking prices or who else is bidding
- Ground conditions, utilities capacity or title issues
- Final permission to build, which only the local authority can give
The rest of the job, in the same workspace

What is real estate site selection software?
It helps you find and compare candidate locations for a property or development. In GeoSpectre you describe the site you need in plain words, see every candidate across a market on the map, compare what surrounds each one, check its zoning district where covered, and model the deal before you commit to a site visit.
Which places does it cover?
You can search anywhere in the world; coverage is a monthly allowance of area, not a boundary. Imagery and data vary by place: zoning comes from the city’s own map in about 55 of the largest US cities and from national planning data in England, and owner records only exist where they are published.
How recent is the imagery?
The included imagery shows detail down to about half a metre, which is enough to see parking lots, roofs, pools and the condition of a paved surface. Depending on the place it can be anywhere from a few months to about two years old, and each result shows its date. When you need a current picture, you can order a fresh capture separately.
Can I keep watching the sites on my shortlist?
Yes. Add a site to Monitoring and GeoSpectre checks every six hours for a clear new picture of it, tells you when one arrives and flags when it looks different from the last clear one.
How much does it cost?
Pro is $49 a month for one person and covers up to 100 square miles of search a month. Business is $149 per person a month for teams of 2 to 49 and covers 250 square miles. Enterprise starts at 500 square miles; contact sales. Fresh imagery can be bought separately when the included imagery is too old for the job.
